A loan signing is the appointment where a borrower actually signs their closing package. It is a high-stakes twenty to ninety minutes: a hundred-plus pages, dozens of signature and initial points, several notarized pages and a funding deadline that does not move. We do these as certified signing agents for escrow companies, title companies, lenders and signing services across San Diego County.

Packages we handle

  • Purchase – buyer and seller packages, cash and financed
  • Refinance – conventional, FHA, VA, with the right-of-rescission timing handled correctly
  • HELOC and second mortgage
  • Seller's package, including out-of-state sellers signing locally
  • Reverse mortgage (HECM), where the pace of the appointment matters as much as the paperwork
  • Loan modification, deed in lieu and short sale
  • Commercial and investor packages

Why escrow officers keep our number

Because the package comes back right the first time. A signing agent's real job is not getting signatures – it is making sure nothing in the package is missing, misdated, signed in the wrong name variant or notarized with the wrong certificate, so that funding is not delayed by a day while a correction goes out. We check the package before the appointment, flag anything odd to the escrow officer before the borrower is sitting there, and confirm completion the same day.

We also take the appointments other people cannot: evenings after work, weekends, hospital bedsides for an ill seller, and detention facilities when a party to a transaction is in custody.

We do not give legal or lending advice. A signing agent may point to where a figure appears in your documents, but may not interpret terms, explain what a clause means for you or advise whether to sign. Those questions go to your lender, escrow officer or attorney – and we will happily wait while you call them.

For borrowers

If your lender or escrow company has booked us, you do not need to do anything except have current photo ID ready for every person signing, and be somewhere you can concentrate for an hour. Names matter: if your documents show a middle initial and your ID does not, tell your escrow officer before the appointment, as it is far easier to fix in advance.

Frequently asked questions

How much does a loan signing cost?

$250 for the entire package, including travel anywhere in San Diego County and every notarization in the file. Printing is $1 per page and return shipping is $20 if we arrange the courier. There are no per-signature charges on top.

Can you do an evening or weekend closing?

Yes, routinely. Most borrowers cannot take time off work for a signing, so evenings and weekends are normal for us rather than an exception. We also do early-morning appointments before the working day.

Do you offer scan-backs?

Yes, same evening in most cases. Tell us at booking if the file needs scan-backs so we can plan the appointment time around the deadline.

Are you a certified signing agent?

Yes. Our signing agents are commissioned California notaries public, bonded and carrying errors and omissions insurance, with background screening on file. We can send current credentials to an escrow or title company on request.

Can you sign with a borrower who is in hospital or in custody?

Yes to both. Bedside closings are something we do regularly, and we are experienced with the access procedures at San Diego County detention facilities. Both need a little more lead time, so call as early as you can.
